In its capacity as approved agents for several of the largest and well respected title insurance companies in the State of New Hampshire, Broker's Title & Closing is in a solid position to provide you with the title insurance coverage you require. Upon receipt of your Request for Title Commitment, Broker's Title & Closing will begin a comprehensive title search on the subject property. Not only do we guarantee a timely issuance of our title commitment to you, but can also provide expedited service as requested on a case-by-case basis, at no additional charge to you or the borrower. Should issues arise during the title examination, our problem resolution experts will work diligently to resolve any found defects, allowing the loan transaction to continue on schedule.
Simultaneous with our title examination, we will continue with the information gathering process, communicating with all parties involved to collect the relevant data necessary for a smooth closing. Once we receive notification that your loan is clear to close, Broker’s Title & Closing will:
- Deliver our Title Commitment to you
- Provide you with a Closing Protection Letter (if required)
- Work with your buyer(s) to obtain an appropriate Hazard Insurance Policy
- Retrieve and verify relevant Tax Information
- Supply you with a 12 or 24 month Chain of Title Report (if required)
Once the figures are all in place, the HUD-1 Settlement Statement has been approved, and we have received the final loan package from you, Broker’s Title & Closing will conduct the closing at the time and place agreed upon by your borrower. Because we have the added benefit of gap coverage, our closing agents are able to disburse directly at the closing table. Then, within thirty days of the closing date, you will receive the Loan Policy outlining your title insurance coverage.
